Different Types of Home Inspections

Buying a home is one of the biggest decision of your life, therefore you need to make sure the home you are buying is well-built and safe and sound for you and your family. That’s why having a home inspection is such a necessary part of the process, you need to know what you are buying.

Following are several types of inspections you might need when buying or selling a home:

–          A complete home inspection looks at the roof, the foundation and everything in between. However, if a technical issue arises during the home inspection, a more specialized inspection may be recommended by a licensed technician in that particular field. For example, if exposed wiring or electrical panel issues are present, the home inspector would recommend consulting a licensed electrician.  At La Maison we work with several trusted, licensed and insured electricians, plumbers and other contractors that we are more than happy to recommend to you.

–          A pest inspection, also known as the Wood Destroying Organism inspection, takes a more detailed look at what pests might be present, what damage may have been caused by those pests, and how to get rid of them. This inspector has a different license than the home inspector and is an absolute must in our opinion.  Even block homes have wood frames, so be safe, get a pest inspection.  La Maison schedules licensed WDO inspectors to accompany their home inspectors at your request.

–          A general home inspection will cover the basic operation of an HVAC/heating and air conditioning unit and makes sure everything is functioning properly at the time of inspection.  If issues are detected, we would then refer the client to licensed HVAC inspector.  However, the average lifespan of a unit in our area is around 10 years, so we would suggest a HVAC inspection to be set up at the initial inspection to save the client valuable inspection time.  Again, La Maison Homes will schedule the licensed HVAC inspector to accompany the home inspectors at your request.

–          If the home you are buying has a pool, La Maison Homes highly recommends a pool inspection from a CPC licensed pool inspector.

–          Mold can be present anywhere there is moisture. The most common place for mold to be present in a home are the bathrooms. A professional mold inspector knows where to look for mold and the safest ways to get rid of it.

–          Many new homes were built with Chinese drywall after the 2005 hurricane season due to a shortage of supplies. This drywall turned out to cause problems with copper coils and air conditioning systems in some of these homes. If you are unsure about the type of drywall used, have a Chinese drywall inspection done, particularly in homes built after 2005.

–          When you are buying a new home, have the septic and well system inspected if applicable. It can be devastating if these systems fail.
