Insurance inspections provide insurance companies with the information they need about the condition of your home. Some additional inspections can save you a considerable amount of money on your Homeowner’s Insurance Policy.

4-Point Insurance Inspections

The 4-point Insurance Home Inspection was created after Hurricane Andrew struck Florida in 1992. A 4-point inspection is often required when obtaining a new homeowner’s policy or renewing an existing policy. Homes older than 20 years will definitely require a 4-point inspection prior to approval. The 4-point Insurance Home Inspection consists of a visual survey of the following:

  • Roof
  • HVAC
  • Electrical Wiring and Panels
  • Plumbing Connections and Fixtures

Wind Mitigation Inspections

Unlike the 4-point Inspection, the Wind Mitigation Inspection is not required to obtain home insurance. It will however, provide the homeowner with a large discount on the Hurricane portion of their policy if they meet the criteria.

The Wind Mitigation Inspection essentially assesses the preparedness of a home in resisting the effects of windstorm damage or loss.

Why You Need a Wind Mitigation Inspection

In 2002, after several years of devastating hurricanes, the Florida Building Code increased their new building construction regulations. In that same year the Florida Legislature passed Florida Statute 627.0629, requiring insurance companies to offer Florida homeowners “discounts, credits, or other rate differentials”, for construction techniques that reduce damage and loss in windstorms.

In 2006, the Florida Building Code again was expanded to require wind and impact protection on all new and replacement windows and doors. At the same time the Florida Legislature started the MY SAFE FLORIDA HOME program. This program allotted $250 million dollars to Florida homeowners to educate, have their home inspected for wind mitigation features and offer grants of up to $5,000 to be matched by the homeowner for strengthening their homes.

Florida became the first state in the nation to mandate that insurance companies offer a reduction in insurance costs if the homeowner met a certain level of criteria.

The wind mitigation inspection can give you a substantial reduction in your policy if you have one or more of the following:

  • Newly Installed Roof, all homes built or roofs installed after March 1 2002 , will qualify.

If built before 2002, but have the following criteria, the discount can still apply:

  • Newly Installed Roof
  • Hurricane Straps or Hurricane Clips
  • Secondary Water Resistance Barrier
  • Strengthened Roof Deck Attachments
  • Roof Geometry (Hip Roof)
  • High Impact Windows or Window Protection

Roof Condition Certification

Like the 4-point Inspection, the Roof Certification Inspection is required by the insurance company to retain or qualify for homeowners insurance. This report is ordered to give the insurance company the:

  • Estimated Age of the Roof
  • Estimated Future Life of the Roof
  • Roofing Material

The insurance company will require a minimum of three years life remaining on the roof in order to have your homeowners policy renewed or issued. Anything less than three years and the home will be denied insurance until the homeowner installs a new roof.
